Update to Application Process

New Dwellings

The latest version of Approved Document R of the Building Regulations: Physical infrastructure for high-speed electronic communications networks came into effect on 26th December 2022.

Its intention is to provide the infrastructure for new dwellings, or other buildings that are substantially altered, to have the facility for high-speed (at least 30Mbps) internet connection.

To demonstrate compliance at design stage you will need to have applied to a network provider to demonstrate whether a service is available, or not.

A connectivity plan should be submitted with your Building Regulations application. We appreciate that these applications may take some time and there is a cap of 30 days for them to respond but we will need confirmation that an application has been made.

As such we would encourage you to submit these applications at planning stage.

A copy of the Part of the building regulations, which contains the connectivity plan, can be downloaded here https://assets.publishing.service.gov.uk/government/uploads/system/uploads/attachment_data/file/1119957/ADR1.pdf. There are some exemptions and price caps so please contact us for more information.

We offer initial plan assessment advice at planning stage. If you need any advice regarding this, or any other aspect of our service please contact us at: info@cookbrown.co.uk.
