Birch Grove, London
Client: SMC Investcorp Limited
SMC Investcorp Limited appointed Cook Brown Building Control to provide Registered Building Control Approver services in connection with the extension, alteration and conversion of an existing residential property at Birch Grove in Ealing, London. The scheme involved the comprehensive redevelopment of the existing dwelling to create five high specification luxury apartments designed to provide modern residential accommodation within a well established suburban area of West London.
The project included extensive structural alterations to the existing building alongside a series of carefully designed extensions to maximise the available internal floor space and enhance the overall layout of the development. The works required close coordination between the design team, contractor and project stakeholders to successfully integrate the new elements with the existing structure while achieving compliance with current Building Regulations.
Throughout the development, significant consideration was given to fire safety, sound insulation, thermal performance and means of escape to support the change of use from a single dwelling into multiple residential units. The apartments were designed to provide spacious contemporary living accommodation with high quality finishes and improved energy efficiency standards throughout the building.
Our role included carrying out detailed plan assessments and undertaking regular site inspections during the construction phase to monitor compliance across all stages of the works. This included reviewing structural elements, drainage installations, fire protection measures and overall construction standards as the project progressed on site.
The completed development has transformed the existing property into a high quality residential scheme that delivers five luxury apartments within a desirable London location, making effective use of the site while enhancing the appearance and functionality of the original building.
